How Much Cash Do I Need to Buy a Home?

The current real estate market is dynamic and changing constantly, which means mortgage underwriting requirements can change just as quickly. Theresa insists on sharing the most up-to-the-minute information to assist you in making an educated decision about your financial well-being. Three main components determine the amount of money you’ll bring to “closing” when you buy a home…

The Mortgage Process, Simplified.

Often times, applying for a mortgage can seem like an intimidating and confusing process. Fortunately, it doesn’t have to be! With our experienced Loan Officers to walk you through every step of the home loan process, we’re here to make the road to homeownership as enjoyable and easy as possible.

1. Get Pre-Qualified

In as little as 15 minutes, we will review your credit history, income and assets to determine your buying power.

2. Find Your Dream Home

Work with your Realtor to find the perfect home for you in your price range.

3. Sign Purchase Agreement

Sign a home purchase agreement that outlines the conditions that both you and the seller agree to.

4. Submit Your Loan Application

Complete a full loan application which will require you to provide paystubs, W2s, financial records, etc.

5. Get Your Loan Estimate

Within three days of applying, you’ll receive an official loan estimate and a form to declare your intent to move forward in the loan process.

6. Go Through Underwriting

Your application is submitted to Underwriting for additional review to ensure your ability to repay the loan.

7. Confirm Loan Conditions

Confirm any outstanding contingencies and receive your loan conditions.

8. Receive Your Loan Approval

Receive your loan approval letter upon all required documentation checking out.

9. Your Final Walkthrough

Prior to signing closing documentation, meet with your Realtor for a final walkthrough of your future home.

10. Final Disclosures and Closing

Within six business days before closing, you’ll be required to provide any final disclosures to the Title Company/Closing Agent. Once all documentation is reviewed/signed, you’ll be cleared to close.
